Here is a list of services and proceedures that we provide in many standard closings
Title Exam. The title search generate an actual report from which, we as the title company, exam. For instance, if the title report indicates that there are 2 mortgages on the property, the title company must obtain two payoff statements from the two mortgage lenders.
Surveys. The title company must determine by examining the survey if there are any violations. For instance, if the seller installed a concrete pad in the backyard by themselves (without a contractor), the title company needs to make sure that they didn’t install the concrete pad in an easement or partially on the next door neighbor’s property.
Flood Certificates. If your property is located in a flood zone, the survey will automatically be prepared with a Flood Certificate.
Tax Search. In order to transfer title of real property from one owner to another, the title must be “free and clear” of all encumbrances (liens). Performing a tax search is a vital step in determining if there are any past due taxes due from the seller. An example would be real property taxes and personal income taxes.
Owners and Lenders Title Insurance Policies. The main purpose of title insurance is to guaranty that there are no liens on the subject property from prior owners. It is a requirement of a buyer’s lender to obtain title insurance. The new lender must have the proper insurance (title insurance) in place so that in the event the title company makes an error and does not find an outstanding lien, the title policy will cover the lien.
Mobile Closings. We can close your transaction in our office located in Boca Raton or at any other location that is convenient for you, including your home, your office or even your favorite coffee shop.
Notary Closings. We can close on any real property located in the State of Florida. We also personally travel to any closing within Miami-Dade, Broward, Palm Beach and St. Lucie Counties. However, if your real property is located in any other county in Florida, we can send a notary public to your home, at an hour that is most convenient for you (including after normal business hours) to sign your documents. This way, you do not have to find a notary public during regular business hours yourself and you not have to worry about getting the documents back to our office, since it’s the job of the notary public we send to you to complete that part of the transaction.
Preparation of Documents. As the title company, we can prepare the documents necessary to transfer title of the real property from the current owner to the new owner. In addition, we prepare the Settlement Statement, payoff letters, tax payoffs, and lien payoffs, to mention a few.
